What is my warranty on a new build in NSW?

Statutory warranties under the Home Building Act 1989 run six years for major defects and two years for everything else from completion. That two year window is why a handover list matters, and why a written record of what was raised and when is worth having.

Which things does the inspection leave out?

The work is visual and non-destructive. We open nothing up, we energise and pressure test nothing, we sample no ground and we certify no engineering. Where an item needs an engineer, a licensed pest controller or a plumber, the report says so and says why.
