Inspections

What a pre-purchase inspection does not cover

The exclusions are why the inclusions can be relied on.

Owner Inspections · Box Hill 2765 · 2026-06-17

In short: AS 4349.1 is a visual inspection, and everything it excludes it excludes for a reason.

The standard in a line

A visual inspection of readily accessible areas, reporting significant items, conditions conducive to structural damage and safety hazards.

Services are not tested

Electrical is not energised, plumbing is not pressure tested, appliances and heating are not run, motors are not operated.

Nothing is opened

No lining is removed, no ground excavated, no concealed framing or damp proof course exposed.

Separate scopes

Timber pests sit under AS 4349.3; asbestos and mould testing are specialist services outside both.

Why this helps you

A report clear about its boundaries can be relied on inside them. An inspection that overreaches is the one that collapses in a dispute.

FAQ

Questions Box Hill owners ask about this

Can I pay to have services tested?

Those are separate trades. An electrician or plumber can test, and the report says where that is worth doing.

Is a pest inspection included?

Not automatically. It is booked alongside as a combined building and pest job.

What if an area is obstructed?

It is recorded as not inspected with the reason. Silence about an area would be worse than a stated limitation.

Are safety hazards covered?

They are, and we keep them apart from the defect list because the timescale for acting on them differs.
